Minutes of the Windsor Park Homeowner’s Association 2021 Annual Meeting

Location: Maryland Heights Community Center, Millennium Room C, 2300 McKelvey + Zoom

Date: 18th of November, 2021 at 6:00pm

Mandy Walter opened the meeting by introducing herself as the new contact person from CPM. The agenda of the meeting was distributed among the participants. The agenda was as follows: call to order, approval of agenda, board election, installation of new board, approval of financial report, set December board meeting, adjourn.

Jeffery Hall suggested to reduce the board to 5 positions. Smadar stated that the bylaws require a minimum of 3 and a maximum of 9. Nadiia Rice supported reducing the number of board members and Kent Johnson was opposed, explaining that the idea behind the 9 was that Board member would be spread out throughout Windsor Park and could interact more directly with their neighbors. Judi Thomas added that from her experience 3 people is not enough for board perform all their duties. Kent suggested that we have 9 in order to have 3 representatives from each street section.

At 6:17 pm the financial report was presented and moved for approval by Judi Thomas, seconded by Sally Mann and approved by those in attendance.

One suggestion was to create a community chat group for messaging and sharing information. The new board will take this suggestion into consideration.

Mandy and several home owners opened and counted the votes. There were 8 people on the ballot all were elected. Please see below the vote count:

  • Sharri Hall – 28
  • Susan Huddy – 31
  • Susan Kelter – 33
  • Pam Reitz – 29
  • Nadiia Rice – 32
  • Debbie Strathearn – 32

There were three other people were nominated from the floor: Susan Bishop, Carla Brown, Linda Sandmel, but they were not interested in joining the board.

While the votes were being counted several homeowners asked questions expressed concerns. One question related to leaf collecting. They were told that Lawn Groomers would collect leaves soon. Another question related to gutter cleaning. A discussion regarding dry cleaning the gutters versus wet cleaning occurred. We may have to do dry cleaning this fall as most residents have already winterized their outside water. Another resident asked to have trees replaced, not just taken out. There was a discussion on the need to do a tree survey and issue a bid to review all the trees in the subdivision.

Aharon spoke to the home owners and said that there is a rumor that someone accused Carla of taking HOA money, he wanted to end of those rumors, as nobody accused her. He stressed that Carla devoted her time running the board to the last 10 years and we thankful for her and the previous board.

Other rumor which was that there are difficult or crazy people living around 12000 Midfield terrace, it is not a case. Rony concluded: It very easy to label people like others, politician use it to divide people all the time, but just walk around talk to people and make judgment for yourself.

New board members decided to meet following week to elect President and split roles between board members.
